Apartment Removalists Brisbane: Lifts, Parking and Body Corporate

Brisbane apartment moves are shaped by lift bookings, loading docks and body-corporate rules. Complete the paperwork before the crew arrives.

Movers wheeling boxes into an apartment lift while the resident directs them

An apartment move is not simply a smaller house move. The building controls the route, hours and parking. Our Brisbane apartment removalists plan around these details.

For a real example of how access changes a job, read about our Gold Coast fourth-floor move with a roughly 150-metre carry.

In the Brisbane CBD, South Brisbane, West End, Newstead, Fortitude Valley and Hamilton, a missed service-lift booking can stop the move before the first carton leaves.

Use this checklist at both buildings.

Ask building management for the moving rules

Contact the body corporate, concierge or building manager at least two weeks before moving day.

Ask:

  • Is the service lift compulsory?
  • How long is the booking window?
  • Which days and hours are permitted?
  • Is the loading dock booked separately?
  • What is the maximum truck height?
  • Is proof of public liability insurance required?
  • Does the building supply lift padding?
  • Is a damage bond required?
  • Which doors and access cards will be available?

Get the confirmation in writing and send the rules to your apartment removalist.

Book the service lift

Many buildings use fixed two- or three-hour windows. The crew size and packing plan must match that window.

At the new apartment, arrange for someone to:

  • meet the crew
  • collect keys or fobs
  • open the loading area
  • install or confirm lift protection
  • direct furniture placement

Do not assume the concierge will be present after hours.

Check the loading dock and truck clearance

Ask for the exact height limit. A moving truck may not fit under a residential car park or dock.

If the building has no dock, identify legal parking close to the entrance. A long carry increases time and can require additional equipment.

In busy inner-Brisbane streets, “there is usually a space” is not a parking plan. Check council rules and loading zones in advance.

Measure large furniture and the whole route

Measure:

  • apartment doorway
  • lift door
  • lift interior and diagonal
  • corridor width
  • tight corners
  • stairwell
  • largest sofa, mattress, fridge and table

Plan dismantling before moving day. Some modular furniture is easy to separate. Other items may need a specialist or may not be safe to hoist.

Tell the removalist what slows the move

The estimate should account for:

  • a shared lift
  • distance from apartment to lift
  • distance from lift to truck
  • multiple fire doors
  • stairs
  • short loading windows
  • building protection requirements
  • furniture dismantling

Send photos or video of both routes. Honest access information produces a more useful estimate.

Prepare the apartment before the crew arrives

  • Pack every small item into a closed carton.
  • Label cartons by destination room.
  • Empty and clean furniture where agreed.
  • Reserve one safe area for items that do not move.
  • Keep hallways clear.
  • Bag and label furniture hardware.
  • Keep keys, fobs and documents with you.
  • Confirm pets are away or secured in a closed room.

Do not stage items in common corridors unless building management permits it.

Use an efficient moving-day sequence

  1. Meet building management and confirm access.
  2. Protect the lift and permitted common areas.
  3. Complete a walk-through with the crew.
  4. Move cartons in full lift loads.
  5. Wrap furniture inside the apartment where possible.
  6. Check balcony, storage cage, car space and letterbox.
  7. Photograph the empty apartment and common areas.
  8. Return every key, fob and remote.

Storage cages and car spaces are the most frequently forgotten areas.
