First Time Moving House in Brisbane? Start Here

Nobody teaches you how moving house works. This beginner’s guide covers the budget, rental paperwork, removalist quote and moving-day sequence.

Our Brisbane house moving service and moving cost guide explain the crew, access details and pricing to confirm before booking.

Your first move can feel like a process everyone else somehow understands. It is actually a sequence of small decisions: choose the date, confirm the property, book transport, pack and complete the handover.

This guide explains the order.

Build the full moving budget

The removalist is only one part of the cost. Include:

  • bond and rent in advance
  • overlap between old and new properties
  • removalist and call-out charges
  • packing materials
  • cleaning
  • utility connections
  • internet
  • temporary storage
  • contents or transit insurance
  • parking, tolls or building fees

Keep a buffer for unexpected access or timing changes. Ask for all removalist charges in writing.

If you are renting in Queensland

Use the current Residential Tenancies Authority information for your agreement.

Important steps include:

  • give the correct written notice
  • keep a copy and proof of delivery
  • complete cleaning required by the agreement and law
  • return keys and access devices
  • photograph the empty property
  • retain invoices and condition records

For a new rental, complete the entry condition report carefully. Photograph existing marks and submit the report within the stated timeframe.

Compare Brisbane removalists properly

Give each company the same information:

  • both addresses
  • moving date
  • bedroom count and inventory
  • stairs, lifts and parking
  • carrying distance
  • heavy or fragile items
  • dismantling requirements
  • packing help

Ask:

  1. What is the rate and minimum?
  2. What call-out or travel fee applies?
  3. What is included?
  4. What crew and truck size do you recommend?
  5. How are extra time and items charged?
  6. What cover or insurance information is available?
  7. Can I receive a written quote and terms?

Read recent reviews and look for repeated comments about punctuality, care and billing.

Book early enough

Saturdays, end-of-month dates and the period around Christmas can book out. Two to four weeks is a useful minimum for many local moves, but book earlier when your date cannot change.

Apartment lift bookings and same-day settlement can limit the moving window, so mention them before accepting the quote.

Connect utilities in the right order

Internet

Order early and confirm the exact address and connection type.

Electricity and gas

Arrange connection at the new home and a sensible final date at the old one.

Water

Check the arrangements for the property and council area.

Mail and address changes

Use mail redirection, then update essential accounts directly.

What happens on moving day

The crew should begin with a walk-through. Show:

  • what moves and what stays
  • fragile or high-value items
  • heavy items
  • access restrictions
  • furniture that needs dismantling
  • the Open First box

Your main job is to make quick decisions and direct placement at the new home. You do not need to lift alongside the crew.

Before leaving, check every cupboard, the shed, garage, balcony, storage cage and outdoor area.

Five first-move mistakes

  1. Booking from bedroom count without a real inventory.
  2. Finishing packing after the crew arrives.
  3. Making cartons too heavy.
  4. Forgetting apartment access and parking.
  5. Packing documents, keys and medication in the truck.

Make the bed first

At the new home, set up the bed before unpacking the kitchen or television. Moving day often runs longer than expected. A made bed changes the end of the day.
